Why do you need a solid marketing plan for your house? It's all about exposure, and execution.

The days when the tide in Real Estate lifted all boats are gone. Buyers are not lining up anymore to bid indiscriminately for every house in the market. They are more scrutinizing. They are reluctant to pay any price, and they have more houses to chose from. That is why you need a well executed marketing plan to sell your home for the best price, and within reasonable time. I will write the marketing plan for your house, and I will provide you with proof that every element of the plan was performed as promised. Set the selling Price: first we need to arrive at the price you want to sell your home for. To do this we will research your community for recent sales of comparable houses to yours, and provide you with a CMA (Comparative Market Analysis). This is a fancy term for a booklet that contains lists of houses that sold in your immediate neighborhood in the last three to six months, and their sale price. The CMA will show a recommended price for your home. We use this recommended price as a benchmark. Once you decide on the price you wish to sell your home for, we start the following advertising campaign.         

MLS: The Multiple Listing Service is a database of houses listed for sale by Realtors. Your house will have full MLS exposure to thousands of agents with a gallery of photographs of the interior, and exterior of the house.

Realtor.com: Your house will be featured in Realtor.com, with pictures. Since more than 85% of potential buyers start their search on the net, this is where you want your house to pop up in front of their eyes. Additionally, your house will be exposed to potential buyers browsing Home seekers.com, MSN.com, Homes.com, AOL.com, Iwon.com, and other portals.

Media Advertising: we advertise in the LA Times, OC Register, Grunion Gazette, and the Press Telegram. 

Buyers like pictures: Statistics from the National Association of Realtors indicate that houses with pictures sell faster. We take multiple pictures of your house, and post them in the MLS, and in Realtor.com.

Buyers Leads Generation: We do not wait until Buyers come to us. we advertise to attract them; so we can show your house to active serious qualified clients.

Our Website: Your house will be displayed prominently in our website with pictures, and descriptions of its special features. We advertise, and position our website to appear in a prominent place on a Google search.

Flyers: we provide full color high quality fliers  that describe your home with an easy link to an online tour of your home 24 hours, 7 days a week. The fliers will be available on the sign, and in your home.

Brokers Tour: Exposure sells homes. we organize a Brokers/Agents tour of your home. This is a special preview by Brokers/Agents who actually visit your home, get to know it, and add it to the list of homes they show to their clients.
